When looking to purchase a home there are things that you must look for in order to make sure the home is right for you. Many things can end up costing you a substantial amount of money in the long run if they aren’t spotted before purchasing a home.

 

Roof over your Head

Before you even think about stepping foot inside, take some time to inspect the roof. Look for anything that may stand out, whether it looks old and rigid, does it look like it is sinking or caving in, is there any noticeable damage to the shingles, such as curling or broken. Finding a home with a fairly new roof, or a roof made from sturdy material can not only mean a possible lower home owner’s insurance rate, but can possibly save you a ton of money in the long run.

Check Out the Land

Another thing you should do before actually stepping inside the home is inspect the land. Check the location and its surroundings; ask yourself is it possible for flooding or wildfires. You always want to protect yourself from possible natural disasters that could be a very expensive clean-up process, or put your family and yourself in danger.

Sniff Around

As you walk through the house use your sense of smell, you’re sniffing around for any unusual smell. Keep your nose open for the smell of sewage, gas, pet odors, cigarettes, mildew or any other unpleasant odor. Pet and cigarettes may not seem like a big deal, but they are sometimes very hard to get out, as well as can be in any venting system, which will send you a constant reminder of them.

Touch Everything

When I say touch everything, I mean that literally. Turn on every faucet, open every window and door, flush the toilets, you can even taste the water. Buying a house is a big deal and you need to know how everything works, and that it works correctly. This way you can address problem areas and see if there’s a cost-effective solution or if it’s really not worth the hassle.

Find an Inspector

One of the smartest things you can do is hire an inspector to come in. They are qualified professionals who know exactly what they are looking for and can point out all potential issues. They can let you know what things are a quick and affordable fix, and which things will be more costly to repair. This will help you in the negotiating process, but will also keep you clear of buying a disastrous home.
